It is pretty much common knowledge that some times of year are better than others when it comes to real estate sales, but which ones will work for you? Here's a look at some ideas when it comes to timing and the sale of your home.
It is hard to nail down the perfect time of year for putting luxury houses for sale in Toronto, but we can tell you when NOT to do so. In winter time. That's right, winter is by far the least successful time of year as far as real estate is concerned, for both agents and for sellers. There are many reasons why.
First of all, no Mississauga home for sale can look its best in the winter time. Not only is the curb appeal not shown off to its full effect (what with the landscaping buried under snow, or looking depressingly cold and bleak) but the interior suffers too. Canadians have a lot of extra gear around in winter time, and that means there is less space inside any house. Not to mention the extra mud and dirt and water that will get tracked in every time there is a viewing!
Even this rule can have exceptions, though. For example, a nice unit in the Brewery lofts or other high residential building can have just as much appeal in the winter as at any other time of year. The view might not look as nice, but you won't have to worry about the exterior, and hey getting mud off the shoes is what the lobby is for right? Still, you will have to deal with the fact that not a lot of people are looking to purchase real estate in the winter time.
Conventional wisdom says that summer is the peak season as far as Thornhill homes for sale are concerned. People are on the move, looking for new houses before the school year starts up again. And of course your house will be looking its best. Everybody is also in a good mood, and the bills of Christmas are far behind. But keep in mind that conventional wisdom means that everyone wants to try to list their house in summer, leading to a crowded marketplace.
If that is a bit intimidating, you might want to wait a few months and list your house in the fall. Less competition might mean you can even fetch a higher price, meanwhile your home is still looking its best.
